The join rate matters.“Joined” is how many advertised parcels matched an owner/parcel record in the county roll — the rest could not be confidently identified and are excluded, not silently included.
Amount due is the advertised certificate face or opening bid — the number the county publishes on the delinquent list — not a realized redemption payoff and not an all-in acquisition cost (accrued interest, fees, and title / closing costs are not included). For Volusia specifically, the published number is the ORIGINAL opening bid, which understates true cost — call the Tax Deed Department for the current purchase price before acting on it.
Score is an unvalidated ranking heuristic, not a return forecast. It is not a probability, yield, or redemption forecast, and the preview table below is sorted by amount due, not score — the screen tends to rank tiny-lien / high-value parcels highest, which are also the parcels most likely to be redeemed rather than go to deed.
Common questions.
What is a tax delinquent property list?
It is the county's F.S. 197.402 advertised delinquent-tax / tax-certificate-sale list — every parcel with unpaid property tax, in the order the county publishes it — joined here to the owner name, mailing address, and parcel detail from the county property roll.
Is the amount due what I would pay to acquire the certificate?
The amount due is the advertised certificate face or opening bid the county publishes — not a realized redemption payoff and not an all-in acquisition cost. Accrued interest, fees, and title/closing costs are not included. Some counties (e.g. Volusia) publish an original opening bid that understates the current price.
Is every county's list complete?
Not always. Each county file states whether its advertised-list walk finished (complete) or stopped early (partial). A partial county's list is not the full delinquent inventory for that county — the county page for each county states this plainly.
What does the score column mean?
Score is an unvalidated ranking heuristic over investor-relevant signals (absentee ownership, equity cushion, land use, homestead status) — it is not a probability, yield, or redemption forecast, and prospects are not sorted by it.
Are any of these lists really free, no signup?
Yes. Holmes, Glades, and Liberty counties' complete lists download as a CSV with no account and no email required — every advertised parcel, joined to owner name and mailing address. The other counties are free to browse a preview of, then require a free account to pull the full list.
