What is GIS parcel data?

GIS parcel data combines the tabular attributes from a county assessor's records with the precise geographic boundary of each parcel — the polygon that defines where the property physically sits on the earth — enabling spatial analysis and map-based visualization.

GIS stands for Geographic Information System: software and data infrastructure for working with spatially referenced information. A GIS parcel dataset adds a geometry component — typically a polygon representing the parcel boundary — to the tabular parcel record (owner, APN, assessed value, etc.). The geometry is usually derived from the county's cadastral survey, the official land-boundary mapping that county surveyors and recorders maintain.

With GIS parcel data, you can do things you cannot do with a table alone: find all parcels within a half-mile of a given point, identify which parcels fall within a flood zone or school district boundary, calculate parcel acreage from the polygon rather than relying on the county's recorded figure, or visualize ownership concentration across a neighborhood.

The APN is the join key between the geometry file and the tabular record. County GIS departments publish parcel shapefiles (.shp), GeoJSON, or FGDB files that can be loaded into GIS software (QGIS, ArcGIS, or PostGIS) and joined to any parcel attribute table that shares the APN.

Parcel boundaries are authoritative for tax purposes but may differ from legal descriptions recorded in deeds. Boundary disputes, easements, and survey corrections mean the GIS polygon is a good approximation of where a property is, not a legal determination. For development, permitting, or anything legally consequential, a licensed surveyor's work controls.
